Bulk residential purchase
Client profile: Singaporean fund, managed by a UK prop-co. Looking for large residential blocks in central London for serviced apartment operation.

Client wanted several blocks of flats in various central London locations, with a minimum of 20 units, maximum of 100 and an optimum of between 40 and 60 per block. The pricing was based on a minimum yield of 5%. We succesfully bought a block of 122 units in Bayswater, which was then broken up into two sites, one that perfectly met their needs and the excess was disposed of via our network.

In a market with so little stock even finding a site which returned a modest yield of 5% had been very difficult for us.
